301 North Fairfax Street is a proposed four-story residential development located in the heart of Alexandria’s National Historic District. This transformative project will offer 48 thoughtfully designed apartment homes ranging from one- to three-bedroom units. Residents will benefit from a 67-space below-grade parking garage, along with shared amenities including a rooftop terrace with sweeping views of the city and nearby waterfront.

The building’s design is composed of two distinct architectural expressions, each carefully tailored to its urban context. Along
Queen Street, the building adopts a Palazzo-inspired design, characterized by a strong base, middle, and cornice. This section
features elegant symmetry, refined masonry detailing, and vertically proportioned windows.

On North Fairfax Street, the design transitions to a more residential scale, reflecting the rhythm and character of the adjacent historic townhouses. Here, the massing is broken down into townhouse-like segments, each articulated with individual stoops for the ground-floor units, creating a
welcoming, pedestrian-friendly frontage. As a sensitive urban infill project, 301 North Fairfax Street is deeply rooted in the historic fabric of Old Town Alexandria.

The development respects the area’s architectural heritage through its careful massing, proportion, and material palette—
featuring high-quality brickwork, cast stone accents, and traditional window patterns that resonate with surrounding 18th- and 19th-century buildings.
