The Mansly is a mixed-use adaptive reuse and infill project located along King Street in the historic core of Alexandria. The project consolidates and repositions two underutilized properties—formerly occupied by retail and financial institutions—into a single, cohesive building that reinforces the character, scale, and continuity of one of Old Town’s most prominent commercial corridors.

The development combines the renovation of existing historic structures with new construction carefully integrated behind and above the retained street-facing fabric. This approach allows the project to preserve the established rhythm of King Street while accommodating a contemporary residential program that would not otherwise be possible within the constraints of the existing buildings alone. The resulting composition balances preservation with strategic intervention, using massing, setbacks, and material transitions to mediate between old and new.

The program includes 24 residential units located on the upper floors, positioned above approximately 6,400 square feet of ground-floor retail space. The commercial frontage reestablishes continuous storefront activity along King Street, strengthening pedestrian engagement and supporting the street’s long-standing role as a mixed-use destination. Residential access is discreetly integrated to maintain an active public edge while providing a clear and secure entry sequence for residents.

Residential units are organized to maximize efficiency within the irregular geometry of the combined properties while responding to the constraints of the historic district. Unit layouts prioritize natural light, proportion, and livability, with contemporary interiors set within a contextually restrained exterior expression. The project is designed to appeal to residents seeking walkable urban living with direct access to Old Town’s commercial, cultural, and transit amenities.

Architecturally, the project emphasizes continuity rather than contrast. Existing façades are retained and repaired where feasible, with new construction calibrated to align with adjacent cornice lines, window rhythms, and material patterns. Detailing is intentionally disciplined, allowing the building to read as a composed extension of the street rather than a singular object. New elements are differentiated through subtle shifts in materiality and depth, ensuring legibility without disrupting the historic streetscape.

The Mansly was shaped through a rigorous entitlement and public review process, requiring close coordination with city staff and preservation stakeholders. The design responds to zoning, historic preservation, and urban design guidelines while achieving a density and programmatic mix that supports downtown vitality. Parking requirements were minimized in recognition of the site’s transit access and walkable context, reinforcing the project’s alignment with the city’s broader mobility and sustainability goals.

By reactivating vacant properties and introducing new housing above active ground-floor uses, The Mansly contributes to the ongoing evolution of King Street as a dense, pedestrian-oriented urban environment. The project demonstrates an approach to adaptive reuse that values continuity, restraint, and urban performance—extending the life of historic structures while accommodating contemporary patterns of living and commerce within Alexandria’s historic core.
