This project entailed the strategic planning and site evaluation for Fannie Mae’s two-million-sf headquarters in downtown Washington, DC. The space projections for the organization in the District illustrated the need to occupy up to two-million-sf by the year 2022 to maintain the same 60% distribution of its workforce there.
The planning team surveyed Washington, DC and identified approximately 40 potential sites worthy of consideration as consolidation sites for Fannie Mae. We overlaid the potential sites with the critical decision issues to evaluate the relative potential of each site. From this evaluation we were able to identify five sites that were worthy of further consideration for supporting Fannie Mae’s projected space requirement. Michael Winstanley AIA AICP coordinated discussions between Fannie Mae and the DC Office of Planning regarding the five sites. During this phase we produced designs for each of the five sites and continued our discussions with the Office of Planning.
This phase of the work produced detailed site analyses, site plans, phasing plans, implementation and zoning strategies, as well as renderings and models to depict how Fannie Mae could fit at each proposed location.
