The apartment / hotel project is representative of the blurring lines of mult-family developments in recent years.  The building is both an extended stay hotel and long term rental with limited services.  The 150,000 gsf structure features either 150 standard rooms or 75 multi-family units with parking sized for both.  The building is organized with a ground floor lobby, podium amenities floor, and a residential L-shaped tower.  The project exemplifies the blurred lines of residential building types currently in the marketplace.

The design is crafted in the spirit of its Wynwood neighborhood location.  The up and coming area of Miami, once a barren warehouse district, is now a bustling artist community where blank warehouse walls are really canvases for the graffiti and the wall painting artist.    The base of the building is sheathed in a metal scrim formed to look like a curtain and the tower is poured in place concrete with a clean and organized structure.  Finishes throughout the project would also reflect the warehouse aesthetic and artistic palette of wall paintings and graffiti.
